Dylan and Cole Sprouse star as 12-year-olds whose lives change when their single mom gets a job as the headlining singer at Boston's swankiest hotel and, as part of her contract, an upper floor suite in which they all now live. Ashley Michelle Tisdale stars as the hotel's teenage gift shop clerk and part-time babysitter who foils the twins' antics; Brenda Song stars as the hotel owner's spoiled daughter; Kim Rhodes stars as the twin's mother and Phill Lewis stars as the hotel manager. While mom works to keep them in line, the twins are elated with the amenities of their new home, especially room service, a swimming pool, a game room and a candy counter. Then the hotel's teenage gift shop clerk Maddie steps in as part-time babysitter and foil to the twins' pranks. To the chagrin of the hotel manager, Mr. Moseby, they try to turn the hotel into their playground, and along the way make friends and foe with the disparate staff, guests and residents including the owner's spoiled daughter London.

INFO ABOUT THE CHARACTERS
Zack Martin played by Dylan Sprouse, is the twin who always is more willing to get in trouble then his brother and always has his mind set to get EXACTLY what he wants.

Cody Martin Zack's twin brother played by Cole Sprouse, is the kinder twin, but often plays along in his brother's schemes and is still willing to get in trouble.

Madeline Fitzpatrick played by Ashley Tisdale, the girl of Zack's dreams (and also his babysitter), Maddie works as the candy counter girl at the Tipton. She is intelligent, and often is trying to stop herself from being blamed for the boy's handywork while she babysits them.

London Tipton played by Brenda Song, is a dim-witted teen who's father is the rich owner of Tipton Hotels. She is the exact opposite of Maddie. London is spoiled. London's character presumed to be a parody of real-life hotel heiress Paris Hilton.

Kurt Martin is Zack and Cody's father

Carey Martin played by Kim Rhodes, the boys' mom, is the headline singer at the Tipton. She cares very much for them.

Marion Moseby played by Phill Lewis, is the manager of the Tipton, and often appears to not care much about the boys' safety, except in a couple of episodes.

Esteban Julio Ricardo Montoya Del Rosa Ramirez is the earnest bellboy of The Tipton Hotel. He's got a good heart and likes the Martin boys, even though he bears the brunt of many of their antics. He appears in some episodes, as a comic relief with a deadpan expression.

Muriel played by Estelle Harris, is the hotel housekeeper who couldn't care less about her job.

Arwin is the overgrown nerd and inventor who works as a janitor for the hotel, living in the basement.

Ivana is London's dog.

Bonnie and Clyde are Zack and Cody's pet rats.
Mr. Tipton is London's rich father and owner of the Tipton hotel, but he never appears on the show.

Jason Robinson Jr played by Daniel Hudson Jr, is a rich soccer player who lives in the Tipton. He becomes a hero when he scores the winning goal in the USA soccer youth cup final.

Max, played recurringly by Alyson Stoner, and Tapeworm, played recurringly by Dennis Bendersky, are Zack and Cody's two best friends
